Northview Properties Limited engaged CKL to provide surveying, engineering and environmental expertise for the development of the 11ha site on Ohaupo Rd, Hamilton. In a staged approach spanning a number of years, the hillside site is being converted to a 149-lot residential development to meet growing demand for housing in the Peacocke Growth Cell.
CKL surveyed the site and provided support with resource consents. There were a number of environmental factors to be considered as part of this development including the presence of a rare species of bats in a clutch of trees and the removal of contaminants from previous farming activities. CKL developed detailed environmental management plans and liaised with Waikato Regional Council on a regular basis.
During the 2019/20 construction season, which was extended through winter due to COVID-19, a total of 120,000m3 of bulk earthworks was cut to fill and an additional 50,000m3 cut to off site. The team had to contend with adverse weather conditions which affected the moisture content of the compacted earth and the specification of materials. We also had to schedule and coordinate work to accommodate the concurrent construction of the Ohaupo roundabout by Waikato Regional Council. An MSE (Mechanically Stabilised Earth) vegetated retaining wall has been constructed as well as a 6m crib wall with associated drainage which is a feature in the change of elevation from SH3.
CKL is progressing to the next phase of the project and focussing now on the civil works to prepare for the residential lots, including the connection of water, wastewater, power and telecommunication services, and roading.
