Te Rapa Gateway is a 60-hectare industrial park in North Hamilton, transforming what was once bare farmland into a major business and logistics precinct alongside the Waikato Expressway.
CKL has been involved from the outset, providing planning, surveying, engineering and transport expertise to support the development as it has grown and evolved.
The Challenge
Developing Te Rapa Gateway required a long-term approach that could also respond quickly to changing tenant and market needs.
As the industrial park grew, individual developments needed to progress at different times and scales, while fitting within the wider development strategy. This required careful coordination of planning, subdivision, infrastructure, road vesting and development contributions with Hamilton City Council.
Our Solution
CKL worked alongside Chalmers Properties to establish a flexible planning, subdivision and infrastructure framework for the development.
A key part of this was structuring the subdivision consent so titles could be issued lot by lot, rather than through fixed stages. This gave Chalmers Properties greater flexibility to respond to tenant requirements while maintaining momentum across the wider development.
CKL also worked through multiple Private Developer Agreements with Hamilton City Council and used actual traffic and water-use data to support development contribution remission applications, helping significantly reduce development costs.
The Outcome
Te Rapa Gateway has developed into a major North Hamilton industrial precinct, attracting national and international businesses including Harvey Norman, DHL, IAG, Steel & Tube and Tesla.
At the time of writing, 24 design-build-lease developments have been delivered, with the flexible subdivision and servicing approach continuing to support new development, expansion and relocation within the park.
CKL’s development contribution work has also contributed to millions of dollars in savings, while our ongoing involvement continues to support the precinct as it grows.
