CKL provided planning services to support the establishment of Tū Kaha Tū Roa, a nonprofit boxing and Muay Thai gym within an existing light industrial building in Henderson, Auckland.

The gym provides instructor-led boxing and Muay Thai training, including programmes supporting local tamariki and rangatahi. CKL prepared and managed the resource consent application required to enable the new use of the premises.

The challenge

Tū Kaha Tū Roa had found premises that suited its needs, but the property was located within Auckland's Business – Light Industry Zone.

Under the Auckland Unitary Plan, the proposed gym was classified as a recreation facility and required resource consent as a discretionary activity. The application also needed to address matters including traffic and parking, signage and the compatibility of the gym with surrounding light industrial activities.

Parking was a particular consideration. The tenancy had five allocated parking spaces during normal business hours, while the gym needed to accommodate participants attending its instructor-led classes.

CKL's approach

CKL's planning team prepared the resource consent application and worked through the relevant planning requirements to demonstrate that the gym could operate successfully within the existing site.

An important part of the approach was recognising the complementary operating hours of the gym and neighbouring businesses. Most classes would take place from late afternoon and into the evening, when other businesses on the site were winding down.

Written agreement was secured allowing gym users to access all 25 parking spaces across the wider site during class times, providing additional capacity when it was needed.

The outcome

The resource consent application progressed through Auckland Council without a request for further information, helping Brendon Johnston and Jaylene Pratt move ahead with their plans without unnecessary delays.

Resource consent was granted and Tū Kaha Tū Roa is now operating from its new Henderson premises, providing a dedicated home for boxing and Muay Thai training and its programmes for local young people.
