Broadwater Village is a major new retirement and aged care development in Peacocke, Hamilton, located near Te Ara Pekapeka Bridge.
Once complete, the village will include approximately 223 homes, an aged care centre, dementia care facilities and a range of recreation and community amenities.
The Challenge
As one of the foundation developments within Peacocke, Broadwater needed to progress while infrastructure, servicing and development across the wider growth area were still evolving.
Its location beside the Waikato River added further complexity. The presence of long-tailed bats required extensive ecological assessment, engagement with iwi and close coordination with the Department of Conservation, alongside the project’s wider planning, infrastructure and consenting requirements.
Our Solution
CKL brought together planning, surveying, engineering, environmental and transport expertise to help navigate the project from inception through consenting and into construction.
Working closely with Qestral Corporation, iwi, Council, the Department of Conservation, ecologists and the wider consultant team, CKL helped address the site’s ecological and cultural considerations alongside servicing, staging and development requirements.
Early coordination across the project team helped identify and resolve issues through the design and consenting process, creating a clear pathway for the development to move forward.
The Outcome
Despite the complexity and sensitivity of the site, Broadwater secured resource consent on a non-notified basis and has now progressed into construction.
Once complete, it will provide approximately 223 homes together with aged care, dementia care and recreation facilities, increasing housing and care options for Hamilton’s growing older population.
As one of Peacocke’s foundation projects, Broadwater is also helping build momentum in the development of this important new part of Hamilton.
