77-Lot Residential Development in Te Awamutu
Waipiko is a 77-lot residential subdivision delivered across two stages within Te Awamutu’s T11 growth cell.
CKL provided planning, surveying, civil, stormwater and transportation services from consenting and design through to construction.
The Challenge
The site presented several development challenges, including poor and variable ground conditions, low-lying land subject to flooding, and steep areas requiring cost-effective earthworks and retaining solutions.
The development also required a new wastewater pump station capable of accommodating flows from the wider T11 and T14 growth cells.
What CKL Did
CKL’s planners secured subdivision and land use consents, along with Regional Council consents for land disturbance, filling within a floodplain and stormwater discharge.
Our stormwater engineers prepared the stormwater management plan and flood risk assessment, designed the centralised wetland and developed on-lot stormwater management solutions.
Transportation engineers completed the Integrated Transportation Assessment and contributed to the civil design, while our surveyors delivered topographic, Land Transfer and as-built surveys.
Our civil engineers completed the preliminary and detailed civil design, contract administration and construction observation, including design of the T11 wastewater pump station.
The Outcome
The project secured consent for 77 residential lots across two stages, with 39 lots created in Stage 1.
It also delivered a centralised wetland for stormwater treatment, attenuation and detention, and a new wastewater pump station designed to accommodate flows from the T11 and T14 growth cells.
