As the Bay of Plenty braces for a significant amount of regulatory change, our Auckland planning manager Daniel Brown and Tauranga branch and engineering manager John Sternberg kicked off this week by attending a Property Council New Zealand Q&A event with the region’s property leaders.

The event brought together four respected experts, including Sean Haynes of Veros, Sean Gladhill from Beca, Steve Pearce, building services manager at Tauranga City Council and Peter McCawe from Hawkins.

Our key takeaways were:
• From the RMA to NBA, to Plan Changes and the Building Act Climate Change amendments, there’s no shortage of regulatory change on the horizon, along with notable changes around Natural Hazards (Flooding), Seismic Hazards and Building Performance; all in response to the Government’s goal of reaching net zero carbon by 2050.
• A change in mindset is needed to embrace more intensive housing.
• The Bay of Plenty is looking to lessons from Auckland and Hamilton about how to do intensive developments successfully.
• Overall the market is showing signs of improvement, property values are stabilising and supply costs have returned to somewhat normal.
• Tauranga City Council is ready for the challenge.
