A major milestone has been reached in the development of Peacocke, with work now underway on Whatukooruru Drive, a key arterial road that will help unlock Hamilton’s largest-ever growth area.
As recently reported in the Waikato Times, the new connection between Peacockes Road and Ōhaupō Road marks the final piece of core infrastructure needed to support the next stages of development across Peacocke.
Alongside the road, essential underground services - including water, wastewater, power and telecommunications - are being installed to enable future neighbourhoods, with the route expected to open by mid-2026.
For CKL Director Bevan Houlbrooke, the milestone reflects a broader shift happening on the ground.
“Peacocke is beginning to take shape, and that is now being reflected in the scale of activity underway,” he says.
CKL is currently involved in two significant developments within the growth area.
The Broadwater Retirement Village, located near the Te Ara Pekapeka Bridge, is a large-scale, master-planned community that will ultimately include more than 200 homes, along with aged care and specialist facilities. Earthworks have been underway since late 2025.
CKL is also supporting the Aurora subdivision, where early-stage housing is already visible and further stages are progressing through earthworks.
Together, these projects signal growing confidence in Peacocke, despite slower-than-expected uptake across the wider area in recent years.
“It is particularly positive to see developments of this scale progressing, given the level of public investment that has gone into unlocking Peacocke,” says Houlbrooke.
That investment - including major infrastructure such as the Te Ara Pekapeka Bridge - has laid the foundation for long-term growth, positioning Peacocke as a key part of Hamilton’s future.
With Hamilton continuing to experience some of the strongest population growth in the country, the southern growth cell is expected to play an increasingly important role in providing new housing and balancing development across the city.
