HCC's Variation 21, severely limits office and
retail developments within industrial zones.

Hamilton City Council's recent variation restricting some developments outside of the CBD has come as an unpleasant surprise to many landholders and developers, particularly in the industrial zone.

The variation places significant restrictions on retail and office developments outside the CBD. This means that retail hubs such as the Base will be unlikely to happen in future, and will cause major losses in property values for industrial zone land.
