Pukapuka Road Subdivision, Rodney


Pukapuka Road is a desirable rural lifestyle location offering extensive native bush and access to the coastal marine area. A number of adjoining properties were held under single ownership and the landowner wished to subdivide the property to create the maximum number of additional titles.

CKL worked with the landowner to establish proposed title boundaries that would best suit market opportunities. We advised our client of best planning principles in order to obtain additional sites under subdivision, therefore maximising the development yield whilst preserving the significant rural amenity.

Planning concepts relating to the protection of native and indigenous vegetation included bush covenants. These enabled an increased number of Lots to be created. Prospective purchasers were consulted early in the planning process and their preference on building sites were also taken into account.

The resource consent applications were staged and in total, six resource consents were prepared, two of which were based on the preservation of significant ecological areas. Owners, and their successors, must adhere to certain conditions including fencing of bushland, regular spraying of weeds, infill planting, traps, bait stations, and ring barking of non-indigenous tree species.
